This Privacy Policy describes how Homeowner Pathways ("we," "us," "our"), an educational platform. Real estate services are provided by The Brewington Group, led by Jamerson Brewington, a licensed California real estate broker associate (DRE #02012040), under Keller Williams Realty (DRE #01861149), collects, uses, and shares personal information when you visit homeownerpathways.com (the "Site") or otherwise interact with us.

We do not knowingly collect information from minors, and our services are directed to adults seeking to sell residential real property.

Prepare comparisons across the four paths, including coordinating a net sheet estimate with our title/escrow partner.
Refer your property information to private investor buyers (Path 1 and Path 2) if you choose to pursue an off-market path.
Refer your information to an independent third-party renovation partner (e.g., Curbio) if you choose to pursue the Fix & List program, solely for the purpose of qualification.
Prepare listing materials and marketing if you choose the on-market listing path.
Communicate with you about your transaction, including required real estate disclosures.
Comply with California real estate licensing, advertising, and recordkeeping requirements.
Improve our website and services.

We do not sell your personal information for monetary compensation. We do share certain information with third parties as described below, which under CCPA/CPRA may be considered a "share" for purposes of cross-context behavioral advertising if applicable; we do not currently engage in this practice, but reserve the right to update this policy if that changes.

3. How We Share Your Information

We share personal information only as necessary to provide the services you request:

Private investor buyers (Path 1 — Cash Sale, Path 2 — Off-Market Investor Marketplace): if you express interest in these paths, your property details are shared with vetted investors in our network so they may submit offers.
Title and escrow companies: to generate net sheet estimates and, if applicable, process a transaction.
Independent renovation partner (Fix & List program): if you express interest in this path, your information is shared with the independent third-party company operating the program so they can determine your eligibility. Homeowner Pathways does not receive compensation from this referral.
Our supervising brokerage, Keller Williams Realty, as required for transaction oversight, compliance, and recordkeeping under California real estate law.
Service providers who help us operate the Site (e.g., hosting, email, CRM, analytics) under confidentiality obligations.
Legal and regulatory disclosures, where required by law, subpoena, or to protect the rights, property, or safety of Homeowner Pathways or others.

We do not share your information with third parties for their own independent marketing purposes without your consent.

4. Your California Privacy Rights

If you are a California resident, you have the right to:

Know what personal information we have collected, used, disclosed, or sold (we do not sell) about you.
Delete personal information we have collected from you, subject to certain exceptions (for example, information we are required to retain under real estate recordkeeping or transaction-related legal obligations).

Opt out of the sale or sharing of personal information (we do not currently sell or share personal information for cross-context behavioral advertising).

If you proceed with any of the four paths, additional disclosures specific to that transaction (including agency relationship disclosures, such as potential dual agency on off-market paths) will be provided to you in writing separately from this policy.
