Please read these Terms of Service ("Terms") carefully before using homeownerpathways.com (the "Site") or any related services. By using the Site or submitting your information through our forms, you agree to these Terms.


1. Who We Are

Homeowner Pathways is an educational platform. Real estate services are provided by The Brewington Group, led by Jamerson Brewington, a licensed California real estate broker associate, DRE License #02012040, operating under Keller Williams Realty, DRE License #01861149. Real estate brokerage services referenced on this Site are performed by Jamerson Brewington in his capacity as a licensed real estate professional, under the supervision of his employing broker.


2. Purpose of the Site

The Site is provided to give homeowners who have already decided to sell their property general information about four potential paths to sale: (1) a cash sale to a private investor buyer, (2) an off-market sale facilitated through a network of investor buyers, (3) a traditional on-market listing, and (4) a qualification-based fix-and-list program operated by an independent third party.

The Site and any consultation provided through it are for informational and lead-generation purposes only. Nothing on this Site, including any net sheet, estimate, or comparison provided, constitutes a binding offer, appraisal, guarantee of value, or guarantee that any particular outcome will occur.


3. No Guarantee of Offer, Price, or Outcome

All figures, estimates, and net sheets provided through the Site or during a consultation are estimates only, based on information available at the time and subject to change. They do not constitute an appraisal, a guarantee of sale price, a binding offer from any buyer, or a promise of any particular financial outcome. Actual results will depend on market conditions, property condition, buyer interest, financing, and other factors outside our control.


4. Relationship and Representation

By submitting your information, you are requesting a no-obligation consultation. No agency relationship, representation agreement, or listing agreement is created by submitting the lead form or participating in an initial consultation. Any representation agreement (including a listing agreement or buyer representation agreement) will only take effect upon a separately signed written agreement.

On certain off-market paths (Cash Sale and Off-Market Investor Marketplace), Jamerson Brewington may represent both the seller and the buyer in the same transaction (dual agency), as permitted under California Civil Code and Department of Real Estate regulations, with the prior written, informed consent of all parties. This will be disclosed and consented to separately, in writing, before any offer is presented or accepted.


5. Third-Party Programs and Services

Investor Network (Paths 1 & 2): Private investor buyers participating in our network are independent third parties. Homeowner Pathways and Jamerson Brewington do not guarantee the conduct, financial capacity, or performance of any investor buyer, though reasonable efforts are made to work with vetted, repeat-relationship investors.

Fix & List Program (Path 4): The Fix & List program is operated by an independent third-party company (e.g., Curbio or similar renovation finance providers) that is not owned, controlled by, or affiliated with Homeowner Pathways or Jamerson Brewington. Eligibility, terms, and performance of this program are determined solely by the third-party provider. Homeowner Pathways does not receive compensation from this third party and is not a party to any agreement you enter into with them. You are encouraged to review that company's own terms, contracts, and disclosures independently before participating.

Title/Escrow Net Sheet: Net sheet estimates are prepared by an independent title or escrow company based on information available at the time. These are estimates only and are not a guarantee of actual closing proceeds.


6. Compensation Disclosure

The Brewington Group's agents are compensated through standard real estate compensation structures consistent with the path you select, disclosed to you in writing prior to entering into any representation agreement. Compensation does not vary in a way designed to incentivize steering you toward any particular path, consistent with the California Business and Professions Code's general advertising and fair dealing requirements. Specific compensation terms applicable to your transaction will be disclosed separately in writing, as required by California real estate law and any applicable buyer or seller representation agreements.


7. No Legal, Financial, or Tax Advice

Nothing on this Site or provided during a consultation constitutes legal, financial, tax, or investment advice. You are encouraged to consult with a qualified attorney, financial advisor, or tax professional regarding your individual circumstances before making any decision to sell your property or enter into any agreement.


8. User Conduct

You agree to provide accurate and truthful information when using the Site, including in the lead form. You agree not to use the Site for any unlawful purpose or in a way that could damage, disable, or impair the Site.


9. Intellectual Property

All content on the Site, including text, graphics, logos, and design elements, is the property of Homeowner Pathways or its licensors and may not be reproduced, distributed, or used without prior written permission.


10. Limitation of Liability

To the fullest extent permitted by California law, Homeowner Pathways and The Brewington Group shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site, reliance on any estimate or net sheet provided, or your participation in any path or third-party program referenced on the Site. Nothing in these Terms limits any liability that cannot be limited under California law, including liability arising from fraud, willful misconduct, or violation of California real estate licensing law.


11. Dispute Resolution and Governing Law

These Terms are governed by the laws of the State of California, without regard to conflict of law principles.
