Can't afford repairs? Fix the home first, pay nothing upfront.

For sellers whose home needs work they can't pay for out of pocket, this qualifying program connects you with an independent third-party renovation partner who covers repair costs upfront, paid back at closing, so you can list for a stronger price.

No upfront repair cost
Independent qualification
Stronger list price potential
Operated by a 3rd party, not us

How the Fix & List program works

This program is run entirely by an independent third-party renovation finance company (such as Curbio or a similar provider), not by Homeowner Pathways or The Brewington Group. If your home qualifies, the third-party company covers the cost of agreed-upon repairs and improvements with no money required from you upfront, that cost is repaid from your proceeds at closing once the home sells.

Once repairs are complete, your home is listed on the open market (Path 3) for a stronger price than it likely would have commanded in as-is condition. We help you apply and understand whether this path makes sense for your situation, but eligibility, contract terms, and program performance are determined solely by the independent third-party provider, not by us. We do not receive compensation from this referral.

The honest tradeoffs

Where this path wins

  • No upfront cost for repairs or renovation
  • Can meaningfully increase your final sale price
  • Repair costs are repaid from proceeds at closing, not out of pocket
  • Especially useful for sellers with outdated or neglected homes

Where it falls short

  • Qualification is independent and not guaranteed
  • Adds time to the overall selling timeline (repairs, then listing)
  • Terms and contracts are with the third-party provider, not Homeowner Pathways

Common questions about this path

The independent third-party renovation company covers the cost upfront if you qualify. That cost is repaid from your proceeds once the home sells, you don't pay anything out of pocket during the renovation.
No. Homeowner Pathways and The Brewington Group receive no compensation from the third-party renovation provider. We help you apply, but the relationship and contract are between you and that independent company.
If you don't qualify for the Fix & List program, we'll walk through the other three paths, including selling as-is via a cash sale or the investor marketplace, so home condition never becomes a dead end.
It's the longest of the four paths since it includes a renovation period before listing, but it's designed for sellers prioritizing final sale price over speed.
